Deck, roof and driveway renovation

What was done
A full exterior renovation of a house in Rockville. We replaced the elevated deck from the frame up with composite decking, white vinyl railings and a Trex RainEscape drainage system, and dug out the space underneath into a standing-height storage room. The whole roof was redone with GAF Timberline HDZ shingles. We replaced almost all of the soffit and fascia, installed new 6-inch gutters with gutter guards, put new posts under the front porch and the carport, and poured a new concrete driveway and carport slab wide enough for two cars.
Key difficulties
The storage room had to be dug into a slope right next to the house. We excavated to standing height, built a concrete block retaining wall to hold the soil, waterproofed it and laid a drain pipe behind it so water goes around the room instead of into it. Above, Trex RainEscape troughs under the decking catch the rain, so the room stays dry. The second surprise was behind the old deck: the rim board along the house was rotted where the deck had been attached. We replaced it before the new frame went up.

Demolition and hidden rot
We tore out the old deck and the lattice storage under it. Along the house the rim board was soaked and rotted where the old deck had been attached, so we replaced it. Then we cleared the slope under the deck down to the old block wall.

Excavation, retaining wall and new frame
We dug the slope out to standing height, built a concrete block retaining wall, waterproofed it and laid a drain pipe behind it. Then new pressure-treated posts, beams and joists went in for the whole deck.

Drainage, decking and storage room
Trex RainEscape troughs went over the joists, then composite decking, new stairs and white vinyl railings. Under the deck we poured a concrete floor and closed the storage room in with new walls and a door.

Roof, soffits and porch posts
Full roof tear-off and new GAF Timberline HDZ shingles over synthetic underlayment, ice and water shield and new flashing. We replaced almost all of the soffit and fascia, installed 6-inch gutters with guards, and put new posts under the front porch and the carport.

We broke out the old cracked carport slab and driveway, compacted a new gravel base and poured a 6-inch reinforced concrete slab, widened to fit two cars.
