What was done
We renovated a detached garage inside and out. New roof with GAF Timberline HDZ shingles over synthetic underlayment and ice and water shield. The old board-and-batten siding came off, and Hardie fiber cement panels went on over a new moisture barrier, painted dark green with white trim. Two new windows with shutters, seamless aluminum gutters, new lantern lights, a repaired cupola, and new drywall in the side room.
Key difficulties
Once the old siding and drywall came off, the structure turned out to be in worse shape than it looked. The beam over the garage door was rotted, one exterior wall had to be rebuilt, and the roof rafters needed reinforcement. With temporary shoring in place, we replaced the beam with a new engineered LVL, framed a new 20-foot wall with new window openings, and sistered eight rafters before closing everything up.
Demolition and inspection
We stripped the old siding and the damaged drywall in the side room, checked the exposed wiring and opened up the framing. That is where the water damage and rot showed up.
Structural repairs
The beam over the garage door and the door jambs were rotted through. We shored up the roof, installed a new engineered LVL beam, rebuilt a 20-foot exterior wall with new window openings and sistered eight roof rafters.
Roof, siding and paint
New roof, house wrap, fiber cement siding, new windows and seamless gutters. Then primer and paint: dark green siding with white trim.
