The investor contributed $50K, with the rest financed through hard money lenders. Despite permit hurdles and on-site challenges, we resolved issues quickly. The result: a stunning transformation and $150K profit.

The main challenge was obtaining multiple permits for extensive remodeling. The house’s old, uneven structure required reframing, leveling floors, and updating all mechanicals while preserving its charm. Balancing permit requirements, structural fixes, and design goals demanded precision—but the result exceeded expectations.

We took this house in very poor condition. Roof floors, old beams, old utilities. Everything needed to be replaced or repaired.

On the outside, we repaired the porch, made a new deck in the back, fixed the walls and roof, and repainted the whole house

Inside the house we remodeled everything - new electrical, plumbing, leveled the floors, refinished the walls and replaced some of the ceilings.
